How do automation and data improve management?

Automation supports repeatable work such as guest communication, turnover coordination, and follow-up. We use pricing and booking data to review rates, calendar gaps, and stay requirements. Our team interprets the results, handles exceptions, and follows through on improvements. The goal is better performance and a smoother operation; revenue and occupancy are not guaranteed.

How soon do I get paid?

We send owner payouts within 48 hours of guest check-in. Bank processing times may affect when funds arrive in your account. Your monthly owner report follows by the 10th for the previous month, separately from your payouts.

How is cleaning billed?

Guests primarily cover routine turnover cleaning through a cleaning fee. Costs vary by home size, bedroom count, and amenities. Scheduled deep cleans are separate, with the schedule and pricing agreed transparently at the start of our work together.

Do I need to fund a reserve?

Yes. We require a small reserve fund to cover agreed property operating expenses as part of our turnkey management service. This keeps day-to-day operations moving while allowing us to send your payouts within 48 hours of guest check-in. The reserve amount, covered expenses, and replenishment process are clearly outlined in your agreement before we begin.

When will I receive my owner report?

Monthly owner reports are provided by the 10th for the previous month, covering booking activity, management fees, property expenses, and payouts. Owner payouts are sent within 48 hours of guest check-in, separately from this monthly reporting cycle.

Can you take over an existing Airbnb or Vrbo?

Yes. The first step is reviewing the current listing, account access, future reservations, and any existing management agreement. We plan the transition around guests already booked.

What does management cost?

Management fees typically range from 18%–20% of payout, depending on the property and scope of service. Your agreement defines the exact rate, what is included in the payout used to calculate it, and any separate costs.

Can I still use my home?

Yes. We discuss owner stays and calendar availability when planning the rental strategy. The dates you reserve for yourself also affect the income the property can generate.

Do you guarantee revenue or occupancy?

No. Rental performance depends on demand, seasonality, condition, availability, pricing, and costs. We use estimates to guide decisions and track actual results once the property is operating.

What if the home needs repairs?

We discuss necessary work with you and coordinate agreed vendors. The owner remains responsible for funding repairs. Approval limits and urgent-response arrangements are set out before management begins.

Do you manage short-term and mid-term rentals?

Short-term rentals serve shorter visits; mid-term rentals serve guests staying for several weeks or months. We consider both, including seasonal stays, based on your home, demand, owner-use plans, and applicable local and HOA requirements. We discuss the tradeoffs in pricing, turnover, and flexibility before choosing a strategy.
